HST Rebates: Save 13% On Your New Home Purchase At LIV Communities

A program from the federal and provincial governments allows home buyers to save up to $130,000 in taxes on newly built homes.

This rebate took effect on April 1, 2026, eliminating the 13% HST on newly constructed homes until March 31, 2027. Homes valued up to $1 million receive the full HST rebate — the $130,000 maximum rebate applies to homes valued up to $1.5 million. The amount decreases proportionally on homes valued between $1.5 million and $1.85 million. Above $1.85 million, buyers are eligible for a rebate of $24,000.

Who Is Eligible?

The HST reliefs have the following eligibility requirements:

  • The buyer must have purchased a new or substantially renovated home.
  • The buyer must be using the home as their primary residence or that of one of their relatives (spouse, child, etc.).
  • Investors in rental properties are eligible for the rebate through the Enhanced New Residential Rental Property (ENRRP) Rebate.
  • The buyer must have entered into the agreement of purchase and sale between April 1, 2026, and March 31, 2027.

How Do You Claim The Rebate?

When buying a home through a builder, the rebate forms will be managed by your lawyer and the builder. After agreeing to assign the rebate to the builder, you’ll receive the rebate at closing. However, it is the buyer’s responsibility to confirm their eligibility. If the buyer is not eligible, they are liable to repay any credits offered to them by the builder to the CRA. Home buyers can also submit the application directly to the CRA.
