HST Rebates: Save 13% On Your New Home Purchase At LIV Communities

A new program from the federal and provincial governments now allows home buyers to save up to $130,000 in sales taxes on newly built homes.

This new rebate takes effect on April 1 and eliminates the 13% HST on newly constructed homes. The program offers a 100% rebate on homes valued up to $1 million, and a $130,000 maximum rebate on homes valued up to $1.5 million. The amount decreases gradually on homes valued between $1.5 million and $1.85 million. Above $1.85 million, buyers are eligible for a rebate of $24,000.

This announcement comes just days after the final approval of the federal government’s first-time home buyer’s GST rebate, which offered first-time buyers across the country up to $50,000 in tax reductions on homes up to $1 million, and a partial rebate for homes valued up to $1.5 million.

This new announcement now increases that amount significantly for Ontario residents and expands eligibility for all homebuyers, including investors who plan to rent out the property. The first-time home buyer’s GST rebate is still available retroactively for eligible purchasers who bought a home between March 20, 2025 and April 1, 2026.
