Land Development Coordinator
Responsibilities
- Support various development approvals—including Draft Plan of Subdivision, Official Plan Amendments, Permitting, Zoning Bylaw Amendments, Minor Variances, Site Plan Agreements, and Condominium Registrations—by working with internal project team members, multi-disciplined consultant teams and various government authorities.
- Maintain appropriate records of architectural, landscape, and engineering plans, as well as approvals, permits and agreements for each project.
- Prepare and maintain project schedules, meeting minutes.
- Assist in preparing budgets.
- Review of invoices, construction payment certificates, proposals, construction contracts, and process for payment.
- Assist the Development Manager in developing and analyzing project proforma models and cashflow forecasts to evaluate various development scenarios.
- Assist in the investigation and evaluation of the feasibility of land acquisitions.
- Coordinate with Municipalities, Consultants, and other governing agencies on various projects.
- Coordinate site visits with contractors.
- Review and consolidate comments on technical reports, drawings, and other consultant work product and coordinate submissions for applications.
- Support various internal departments (Marketing & Sales, Permitting, Estimating, Construction, Warranty, and Finance) with as-needed tasks and identify ways to optimize coordination between internal stakeholders.
- Attend public meetings and events where applicable.
- Attend construction meetings and track contractor productivity and schedule.
Qualifications and Experience
- Enjoy working in a team environment.
- Post-secondary degree in Planning, Real Estate, Architecture, or Engineering.
- 1–3 years of relevant work experience within the real estate development industry.
- An understanding of planning policies, regulations, and approvals processes in the GTHA and neighbouring municipalities is desirable.
- Knowledge of Excel required.
- Knowledge of AutoCAD would be considered a benefit.
- Self-motivated, hardworking, detail-oriented, and analytical with a strong desire to learn.
- Demonstrated interest and passion for real estate in general and residential development in particular.
- Must be highly organized and detail oriented.
- Critical thinker, with the ability to multi-task, problem solve, and prioritize workload.
- Must have strong communication skills, both verbal and written.
- Ability to apply judgment, strategic thinking, and forward planning.
- Ability to establish credibility, trust and build relationships with people at all levels of the organization.
- Ability and willingness to learn and grow professionally.
- Must demonstrate a high level of ethics and personal integrity.
